Positioned between Pattaya Second Road and Beach Road and only a short walk to Walking Street, this single shop-house guest-house has 10 rooms over four floors and a small restaurant/cafe on the ground level. All rooms are furnished and have their own bathroom. The front three rooms also have balconies. During COVID, the owner reports occupancy of around 50% and net profit of between THB 20,000 to THB 50,000, although prior to COVID, profit ranged between THB 150,000 and THB 200,000 per month. Most guests are long-stay with rooms (currently) selling for around THB 5,000 a month. Electricity is metered separately for all rooms. Rooms feature double beds, TV, small fridge, hot and cold water in the bathroom, air-conditioning and WIFI throughout. There is a small restaurant/reception area on the ground level with a tea and coffee station for guests, drinks fridges, high tables and standard dining tables, sofa, a small kitchen and a Western-style toilet. Seating is also available at the people watching counter out front and at the bar counter which also doubles as the reception counter. As would be expected, staff numbers right now have been reduced. Currently there are two, but previously the business supported more. The business comes with licenses and a company that can support up to two foreigner working permits. Location is very good and considering the current owner has invested over THB 1,500,000 in this business, price is also very good.
